Overview of the role.

Warner Bros. Studios Leavesden (WBSL) is a purpose built, state-of-the-art film and television studio offering one of the largest facilities in the UK. WB Leavesden Park, adjacent to the Studio, offers modern and flexible office space for Production Companies. The site also has its own on-site Set Lighting & Rigging rental division, which provides the industry with state-of-the-art lighting equipment, scaffolding and production supplies for stage and location shoots.

WBSL also have an onsite childcare facility available to WB employees, onsite productions called The WonderWorks and Zone10 – an onsite gym facility to support the physical and mental wellbeing of all our employees.

Primary Purpose of the Job:

You will be responsible for the maintenance, modification, and installation of plumbing systems at WBSL. You will also be expected to diversify your role such that you will assist with other general maintenance tasks should the need arise. Tasks will be issued by the Facilities Administrators via the two-way radio and Planon application via a tablet. The Maintenance Management will assist in prioritising works. The role will primarily be based at the Leavesden site but from time to time you may be required to work off site.

Essential Job Functions:


  • Carrying out planned and reactive maintenance tasks as requested by the Maintenance Management and Facilities Administrator.
  • Reporting progress and updates via the two-way radio system.
  • Keep accurate records of time spent working, description of works performed and materials used.


  • Ensure that the sites plumbing and mechanical equipment are looked after in such a way as to maintain continuous operation and legal compliance with local and national regulations.
  • Operating and maintaining mechanical systems via the BMS.
  • Carrying out small installation works and modifications to existing systems. This includes of dishwashers and washing machines.
  • Use and maintenance of site plant equipment such as trailers, forklifts and MEWPS.

Selection Criteria:

Relevant Previous Work Experience

  • Previous proven experience of working within a commercial facilities maintenance department.
  • Experience of working within a customer facing environment and providing excellent customer service.

Skills Required

  • Working knowledge of industrial and commercial systems including HVAC systems.
  • Knowledge of the Trend BMS system.
  • Technologically proficient with good working knowledge of DHW, sanitisation and drainage systems.
  • Full working knowledge and adherence to H&S standards.
  • Interpret drawings and building specification to map layout for pipes, drainage and other plumbing related services.
  • Respond, diagnose and resolve plumbing issues in a timely manner.


  • Good communication and interpersonal skills, comfortable working in cross-functional teams.
  • Self-motivated, enthusiastic, and capable of working on own initiative.
  • Work well under pressure.
  • Prepared to participate in other non-engineering business related projects.
  • A positive and helpful attitude towards Heath, Safety Welfare, and safe systems of working.
  • Collaborate with general contractors and other construction professionals including the facilities team.


  • NVQ2 or equivalent
  • Legionella Regulations Awareness
  • Gas safe registered would be advantageous.
  • Water regulations.

Working Pattern:

  • You will be required to work a 40-hour week on a 6-week rota shift pattern. You will also be required to work evenings in line with the operating hours of the studio and the studio tour, this includes working some bank holidays.
