Overview of the role.
A Plumber / Mechanical Engineer is required by a residential college in central London. To join the maintenance team, working alongside other operatives to carry-out planned preventative maintenance (PPM) and reactive works to mechanical & plumbing assets. Salary £34-£37k per year, depending upon experience.
Responsibilities:
- To carry out planned and reactive maintenance as instructed by the Manager. Responsibilities will include but not limited to, water hygiene management, plant inspections; plumbing work, filter changes, and other mechanical duties in support of the team. Additional duties include carrying out various general building maintenance tasks.
- Unblock toilets where necessary
- Close / update completed PPM tasks on the site PDA.
- Ensure that engineering standards are maintained to maximise the operational efficiency and reliability of the plant and associated systems.
- Co-ordinate the requirements of specialist sub-contractors for both planed preventive maintenance and reactive work.
- Ensure the College’s QA and site procedures are adhered to at all times.
- Ensure the College & Site, Health & Safety procedures are followed at all times.
- Maintain accurate site records/documentation in association with all site works.
- Inspect the condition of services and proactively deal with callouts and repairs as required, or as requested by management.
- Attend site emergencies outside of normal working hours.
- Carry out tasks within typical plantroom environments and at heights, utilising platforms and ladders. Required access equipment and PPE will be provided.
- Keep and maintain all College issued tools in a safe and serviceable manner.
- Contribute towards the continued success and support of the contract with a positive and proactive approach.
- Complete any other tasks as requested by the management.
Skills & Experience:
- City & Guilds – Building Services Engineering or Plumbing
Installation/Maintenance or equivalent - A good knowledge of HVAC, plumbing, pumps, heating systems, AHUs, water
systems and legionella control. Experience in fixing leaks, radiator valves, TRV’s ,
risers , changing taps, valves, actuators, strainers, hot and cold water systems,
expansion vessels, calorifiers, pressurization units. - Water Hygiene / L8 competent
- Experience within the building services engineering industry
- Experience of working within a team
- Time served apprenticeship??
- IT skills- Microsoft Office & Building Management System
- Pumps/Motors/boosters
- AHU’s & HVAC Maintenance.
